How land transfer duty is calculated in VIC
Duty is charged on the dutiable value of the property: the purchase price or market value, whichever is greater. The 2026-27 scale is:

Concessions and exemptions
First home buyer exemption and concession
No duty on homes valued at $600,000 or less, and a tapered concession from $600,001 to $750,000. You must live in the home for 12 continuous months, starting within 12 months of possession.
Principal place of residence concession
Concessional rates apply to owner-occupied homes valued between $130,001 and $550,000. Above $550,000, general rates apply.
Off-the-plan concession
For contracts signed before 21 April 2027, any buyer of an apartment, unit or townhouse in a strata subdivision can deduct outstanding construction costs from the dutiable value, with no price cap. Buying early in construction can cut duty substantially.
Pensioner and concession cardholder reduction
Eligible cardholders buying a home to live in get a full exemption up to $600,000 and a concession to $750,000. It is a once-only benefit.
Foreign purchaser additional duty
Foreign purchasers pay an additional 8% of the dutiable value on residential property.

How much is stamp duty in Victoria?

Do first home buyers pay stamp duty in Victoria?
Eligible first home buyers pay no duty on homes valued at $600,000 or less, and a tapered concession applies from $600,001 to $750,000. You must occupy the home for 12 continuous months, starting within 12 months of possession. Above $750,000 full duty applies.
When is stamp duty payable in Victoria?
Duty must be paid within 30 days of settlement. In practice it is almost always paid at settlement through the electronic conveyancing process, handled by your conveyancer. Late payment attracts penalty tax and interest.

How much extra do foreign buyers pay in Victoria?
Foreign purchasers pay additional duty of 8 per cent of the dutiable value on residential property, on top of standard land transfer duty. This applies to foreign natural persons, corporations and trusts.
